Introduction
Looking for a house and lot in Manila or Makati? Or looking for just a lot?
Pros
- Ownership and control - both the land and the improvement you can do almost anything you want to remodel etc. but in a subdivision this is subject to the deed of restrictions
- Privacy - given properties are not in close proximity with others
- Single detached - typical house with space all around the house before the lot boundaries
- Single attached - one side of the house is attached to the lot wall boundary
- Row house - 2 or more boundary walls are attached to the lot wall boundaries
- Security - depending if the house is in a subdivision with security etc.
- Amenities - depending if the house is in subdivision it may come with common amenities like swimming pools, sports related facilities, function rooms and the like.
- Conducive for raising children, families and pets.
Cons
- Maintenance Cost - both of inside and outside property e.g. roof maintenance for leaks and cleaning, garden if there is one, house repairs from plumbing to carpentry to electrical and so on.
- Equipment Cost - in order to maintain you might have to get tools
- Utilities Cost - higher cost, since there are more spaces
- Transport - depending if the house is in a subdivision you may need to drive in and out unless you like walking =)
