Condotel means "Condominium-Hotel"
- where an investor can invest and buy a condominium unit and then rent it out to prospective users just like a hotel.
- The idea is that there will be a "Hotel Operator" that will manage the hotel operations of the condo units enrolled.
- The unit is owned (with title) by the investor (buyers) and then their unit will be operated and managed by experience hotel operators.
- Only a limited number of units in a certain condominium development can be enrolled in a condotel to ensure maximum profitability.
- The profit of all the units enrolled will be pooled in and collected and will be divided into unit owners, pro-rated. This means that even though your unit is not used in a certain day, you will still earn pro-rated as part of the pool. This will guarantee you a monthly income. This is a worry-free investment and is really for the comfort of passive investors.
- Most buyers availing these condotel units are busy professionals and Overseas Filipino Workers (OFWs). While they are busy working with their respective professions, their condotel unit is automatically rented out by the hotel operator and the investors are just waiting for their share either monthly or quarterly. Most investors view this as a self-liquidating investment, since the usual monthly earnings of their condotel unit is enough to pay off the monthly amortization of their bank loan, and even get excess profit.
- There are different ways condotel operators divide the shares of profit to the investors and for the maintenance. Some use 60-40 scheme, where 60% of the net profit goes to the investors. Others have 30-70 scheme, where 30% of the gross profit of the operation goes to the investors. There are still a lot of different schemes out there When investing in condotel units, make sure to invest in a scheme in which you are comfortable.
